Competitive Market Analysis

So you’re thinking about selling your home…. Great!  The first step once you start to consider selling your home is to have a competitive market analysis (CMA) done on your home.

If you call me up today and give me your address and ask me what your house is worth, I won’t be able to give you an educated answer.  Instead, set up an appointment for me to come visit your house and take a look around.  In just an hour, I can get all the details I’ll need to determine the price where I think you should list your home for sale.  I’ll ask you questions about what improvements you’ve made over time.  I’ll point out the things that I think will help sell your house, or minor repairs or improvements that I think will make your house sell for the best price possible in the shortest amount of time.

The truth about CMAs is that the highest selling price doesn’t always indicate the agent you should choose to sell your house.  We all want to sell our house for a lot of money, but the fact of the matter is that a house that is priced too high will just sit on the market without much interest.  It simply won’t sell.  And a house priced too low will be snapped up almost immediately, leaving your money in the buyer’s pocket.

I’ll need about a day to put together your CMA report, and when it’s done we’ll have a chance to talk about how I’ll sell your house.  We’ll talk about open houses, showings, and other marketing tools that I have that will get your house sold.  We’ll talk about the entire sales process so that you know every step that’s involved.  You don’t want any surprises, and I’ll work with you every step of the way so that you’re confident with what’s going on.
